When people are looking for a new home, one of the first places they look to is the bedroom. People spend a lot of time in their bedrooms—so, when it comes time to buy a home, they want to make sure that the bedroom is a place they can see themselves relaxing, unwinding, and spending a good chunk of their time. So, if you’re selling your home, you want to make sure your bedrooms are designed in a way that appeals to buyers.
But what, exactly, does that look like? According to a recent article from Realtor.com, there are a few key bedroom design mistakes you want to avoid, including:
- Not leaving room for a TV. “We find about 70% of our clients want a TV in the bedroom,” said Thomas B. Wagner, a residential architect in Haddonfield, NJ, in the article. So, even if you’re not the type of person who likes to watch TV as you go to sleep, many people are—so it’s important to leave space for a television in the bedroom (and to include a TV when staging the room).
- Ignoring lighting and windows. Many buyers want a bedroom that’s filled with both natural and artificial light—and ignoring that in your bedroom design can take away from the value of your home. “The typical bedroom has one or two windows and one overhead light, but in my experience it is best to add in a couple different layers of lighting sources in key parts of the room,” said Lauren Smyth, interior designer at Alturas Homes, in Eagle, ID,” in the article. If the room doesn’t have much natural light, consider adding extra windows—and make sure you have plenty of lamps and overhead lights on display when staging your home.
- Ignoring insulation. People want to be comfortable and cozy in their bedrooms. But without the proper insulation, noise and temperature issues can make a bedroom less-than-comfy. Make sure to install proper insulation in the bedrooms, which will regulate temperature and insulate from noise in other areas of the home.
